A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, a certified appraiser measures your home with a measuring tool — either a tape or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area and the overall layout of the house.
